Easy three-step process

  1. Step 1

    Describe your San Antonio home

Bring the full address rather than just the listing name. Explain whether you live at the property, how guests enter and which parts of the home they may use. Share any current permit records and reservations so the first discussion starts with the situation you actually have.

  2. Step 2

    Agree on the work involved

Talk through the work needed for the listing and at the house. We research comparable homes by hand and discuss the details of your property with you. Ask who would answer guest questions, contact cleaners and handle decisions that need your approval under the proposed plan.

  3. Step 3

Connect the listing to each stay

Once we agree who does what, use the reservation calendar to plan work at the house. We manage listing and reservation questions and coordinate the guest care and upkeep included in your plan. Keep the property instructions available so everyone involved has the information they need.

What we do

A clear, hands-on way to manage a short-term rental in San Antonio, with the details handled by one team.

Alamo Heights Haven and Comfort Cove are two San Antonio homes listed on our booking site: a five-bedroom house and a three-bedroom duplex, with different layouts and guest limits. Look through their listings as you think about your own home. Tell us which rooms guests can use, who prepares them today and what you want a management plan to cover.

  1. Yellow living room with beige sectional seating, a wall-mounted television and a ceiling fan

    Show guests the layout

Our San Antonio listings have five and three bedrooms, but guests need more than a bedroom count to choose a home. We discuss the rooms, bathrooms and guest limit with you. Show us what the photos make clear and what needs explaining in the Airbnb description.

  2. Duplex kitchen with dark wood cabinets, stainless steel appliances and a peninsula counter

    Plan cleaning around each stay

Tell us who currently prepares your house and how they know when guests leave. Discuss who will pass reservation details to the cleaners and who will handle maintenance requests. If you already have a team, bring their details so we can talk through how you want to keep working with them.

  3. Fenced lawn with a leafless tree and a covered patio beside the gray duplex

    Give guests usable information

Think through a guest's arrival: finding the correct entrance, getting inside and using the rooms they have booked. We help answer questions about the home using the information you supply. Tell us which instructions guests already receive and what they tend to ask about.

Listing and marketing

The Alamo Heights Haven and Comfort Cove listings on our booking site show bedroom counts, bathrooms and guest limits, along with photos inside and outside each home. Guests need those details to decide whether a property suits their stay. We use that kind of information to describe your home clearly before someone books it.

For your Airbnb, walk us through the spaces a guest can use and anything shared with another unit. Identify the entrance in the photos, explain the sleeping arrangement and tell us which images still match the furniture. If you plan to change a room, describe the work separately from the setup available today.

If your listing title names a neighborhood or gives a travel time, bring the address and the information that supports it. Guests also need to know how to reach the entrance and where they can park. Tell us which details you have confirmed so we can discuss how to explain the location in your listing.

Reservations

Alamo Heights Haven is listed for twelve guests in five bedrooms; Comfort Cove is listed for seven guests in three bedrooms. Those details help guests choose between the homes on our booking site. For your own listing, confirm the guest limit and explain which sleeping spaces are available during a reservation.

Tell us about reservations you have already accepted, dates you want to keep for yourself and any other calendars you use. We can discuss which details to keep with each booking and who will update them. Before changing a live calendar, agree who will handle existing reservations and how those dates will stay recorded.

Guest support

Comfort Cove's photos on our booking site show a kitchen, dining space and living room; the Haven listing shows how its rooms are arranged. Think about the instructions guests would need in your own home. Explain which door to use, how to find the right unit and where guests can read the household instructions.

When a guest asks about an appliance or reports a problem, we need the instructions for that home and the right person to contact. Give us the guidance you want guests to receive and tell us which decisions need your approval. Include the room, the equipment and the question when passing a request to someone who can help.

Cleaning and maintenance

Start with the work needed in each room. Alamo Heights Haven and Comfort Cove have different bedroom and bathroom counts, so each needs a cleaning plan for its own layout. For your home, list the rooms guests can use, the supplies kept there and the tasks to complete after guests leave.

If you have cleaners and maintenance providers you want to keep, tell us about their work when discussing the Partner plan. Ask how they would receive reservation details and report a repair request. If you are considering Full Service, ask who would coordinate that work. Have us explain the fees and the tasks covered by each plan before you choose.

Permits and taxes

San Antonio uses different STR permit categories for an owner or operator's primary residence and a property they do not occupy. Explain how you plan to use the home when checking which category applies. Our rules page links to official guidance on the City process, permit duration, designated operator and density limits. Check the address and permit requirements before opening the listing.

For a property in unincorporated Bexar County, ask the relevant office which requirements apply to that address. Bring any existing permit and tax account records to the discussion. Check which taxes your booking platform collects and which reports and registrations you still need to handle. The official sources linked on our rules page can help you check those responsibilities.

Free income estimate for your San Antonio home

To request a free income estimate, give us the San Antonio address, bedroom count, your name and email. Add details about the layout that a bedroom count alone would leave out. We research comparable homes by hand and arrange a call to discuss the results with you.

Use the notes to explain which spaces guests can use, how they enter a duplex unit or whether your photos show changes you still plan to make. Tell us about reservations already booked and any management agreement you want us to consider. Those details help us discuss the property you have and the work you need.

San Antonio Airbnb property management questions

How are the San Antonio management fees structured?

Partner is 10%. Owner keeps their own cleaning and maintenance team.

Full Service is from 20%.

There is a one-time $500 onboarding charge.

What changes if I live at my San Antonio rental?

The City's Type 1 category is for the owner or operator's primary residence, including primary and accessory dwelling units. Type 2 is for property the owner or operator does not occupy. Tell Development Services how you plan to use the home and ask which permit category applies. Each unit needs its own permit, and the City says permits do not transfer to a new owner.

Does every property with a San Antonio mailing address need a City STR permit?

Check whether the property is inside San Antonio city limits, where the City's STR permit requirement applies. Bexar County says unincorporated areas have no zoning regulations, though municipalities may enforce certain requirements in their extraterritorial jurisdiction. Ask the relevant office about your address before assuming the City permit process applies. County STR tax reporting is a separate requirement.

Where should I begin with San Antonio lodging taxes?

Start with the current City hotel occupancy tax page and the Texas Comptroller. The City requires online monthly reporting even when you have no taxable room receipts; state reporting is separate. Ask which accounts you need, which taxes your booking platform collects and what you still need to report or pay yourself. Our rules page lists the published rates and official links so you can check what applies to your property.

Which San Antonio homes are behind the ratings on this site?

The ratings come from Alamo Heights Haven and The Comfort Cove on our booking site. Each home card links to its listing and shows its rating and review count. The rating summary at the top adds those review counts. A home with more reviews has more influence on the combined rating. Look through the listings and ratings as examples, then tell us about your own home and the management help you need.

What should I bring if my duplex already has reservations?

Share the listing link, reservation calendar and a description of the unit guests have booked. Explain which entrance and rooms they can use, who prepares the home and where you keep arrival instructions. We can use those details to discuss the work needed before a management change. Bring any existing agreement so we can talk through your current responsibilities as well.
